Deliver a mixed-use building —Mercedes-Benz workshop and production area (57.4 % of the floor area), retail showroom and sales space (38 %) and offices (4.6 %)— with high sustainability and occupant health standards, on a former industrial plot now strategically located at one of the main entrances to Sant Cugat, within a mixed tertiary and residential setting well connected to Barcelona and its airport.
HAUS Healthy Buildings acts as project coordinator with an integral approach to occupant health and wellbeing. Material selection prioritises local sourcing with Environmental Product Declarations (EPD), FSC/PEFC certified timber and high recycled content: CELSA steel exceeds 85 % recycled content and rock-wool insulation contains over 68 %. Red-list VOC toxins (formaldehydes, toluene, bisphenol, etc.) are avoided and fossil-origin materials are replaced by natural elements such as timber cladding on the façade and 100 % mineral paints.
From an energy standpoint, the building combines bioclimatic design with a BMS for real-time monitoring of consumption and comfort. The health strategy includes sensors for VOC, CO₂, PM2.5, PM10, relative humidity and temperature in every space, ventilation systems with F9 filters, humidifiers, ionisers and bactericidal paint. Artificial lighting is LED with a DALI dynamic-temperature system (1,900–6,500 K) that mimics the solar cycle.
Project in progress with DGNB certification under way. The bioclimatic design optimises heating demand by 27 % and cooling demand by 40 %. The building provides 320 m² of indoor common areas, a 220 m² gallery, a canteen, a multi-purpose room, private terraces per floor on the south façade and an accessible green roof, serving both the Mercedes-Benz dealership team and the retail-area visitors.
